For many homeowners, planning and designing a custom home is a new and potentially stressful process. Phase 1: Research & Development
The first stage of the custom home design process is all about research and developing the vision of your home. This is also the time to cover all your expectations and budget targets to ensure the experience is as easy and as enjoyable as possible. Our team will also help you create a timeline for the remaining stages of the custom home process. Our main goal here in the beginning is to educate our customers and ensure you understand the process before moving forward.
Some other resources that are helpful to gather include:
- Geotechnical report and investigation
- Municipal, floodplain, or HOA/ACC guidelines
- Site cost evaluation
- Up-to-date boundary survey and benefit of title
Providing this information up front will make the process much easier and less stressful for you and our team. Less changes will be needed knowing each of the guidelines before the design and construction stages.
Phase 2: Floor Plan & Design
Following the first step, this information is then passed on to the design team to start creating the vision of your home based on your notes provided during Phase 1. You will work very closely with our team to ensure every part of your custom home design is exactly the way you envisioned. First, an “aerial” view of your home’s floor plan will be drawn up followed by the exterior and interior (doors, drawers, cabinet placement, speciality build-ins) elevations and electrical plans. Each of these need approval before moving on to the next step of the design process.
This is also the time to make changes and add anything else you want for your home, therefore a lot of communication is required. If you do decide on any changes throughout this stage we ask that you email them for our documentation and reference.
Phase 3: Proposal Stage
During the proposal stage, the preliminary set of plans that were created during the design phase are used to set the price of the home as designed. The price of the home depends on several factors. At this point, the plans can be purchased and the construction set may be finalized.
Factors that may determine the price of the home include:
- Square footage/ Property size
- Site cost evaluation
- Location
- Additional features exceeding our standard base price
If the features exceed the preliminary budget discussed in the very beginning, the plans can go back to Phase 2 for adjustment.
Phase 4: Pre-Construction Stage
Once the building contract is completed, a detailed construction set will be developed and need to be signed and approved. Once signed, this set becomes the final plans and is used throughout construction for our build team to master the dimensions and details. Engineering plans, such as framing and foundation will also be developed following the signing of the final plans. A high quality foundation design is created to ensure the home remains structurally sound for many years to come.
In the Pre-Construction process, permits for the municipality or county are coordinated and ordered. This includes a septic design permit if applicable. Our team can also assist with HOA/ACC application submission, if needed. Then when all approvals have been received, your custom home will finally move into the construction stages.
Phase 5: Construction Stages
Once everything is prepared and plans have been created and approved, it is finally time to break ground! There will again be a lot of communication with our ColeVal team to keep you updated about our progress. While you may not always see activity at your home site, you can rest assured that our teams are always working on something for the overall build of your home. We follow a general outline for the order of progress with our custom home builds:
- Foundation
- Framing
- Plumbing, Heating and Cooling, Electrical
- Drywall and Insulation
- Carpentry, Staining, and Painting are finished
- Final Inspections
Phase 6: Final Walk Through and Move-In
When construction is complete, our team will walk you through the final result and identify any punch list items and key features.
